I am selling a condo conversion to investors in Palatine, Illinois

MONDO CONDO: You can say this much for a planned condo conversion in Palatine -- it is huge. It is thought to be the hugest condo conversion for the suburbs in years.

A partnership that includes Vince Manglardi and T. J. Wojtas is taking the 719 apartments at 975 Sterling to condos in a $105 million conversion. Called the Woods at Countryside, the project is scheduled to start general sales in April, although existing tenants have the right of first refusal on purchases and are expected to get their notices soon, said Marci Schiavi, sales director at American Dream Inc., which is selling the homes.

This deal should have a strong appeal to affordability, with prices on the one- and two-bedroom units expected to start around $135,000. Schiavi said the complex opened in the 1970s and has received upgrades over the years, so it's in good shape. She said the current owners are spending about $5 million on the sprinkler system and on improvements to the common areas.

The site is close to downtown Palatine, which has remodeled its Metra station and promises "great nightlife," Schiavi said, uttering two words not normally associated with the northwest suburbs.
