I first want to let everyone know upfront that I am not an investor. I am a loan officer sponsored through Morel Mortgage in houston, TX. I am on this site with hopes of making very valuable relationships with investors that want to get their prospects approved fast. We specialize in A-Paper, Subprime, VA loans, down payment assistance program, 100%financing and more.

With the A- Paper loans the turna around is 2-3 business days

Subprime can take at max three weeks. If a loan is not realistically feasible I let your client know UPFRONT. I never see the needd to string anyone along, it just wastes your time, mine, and the borrower's.

I strongly reccommend the prequalifying process be implemented before going into depth with an applicant for all parties invovled because time is a virtue in this business.

You should think about actually investing in real estate yourself. Its one of my only requirements for my fellow team members, they must invest. I still like you though. :)
