My advice to you:
When you are looking at the couple selling their home across their kitchen table.. .love them. .sincerely and make a concious effort to say to yourself as you look at them and listen to their problems.. . love them, I mean really make yourself feel that you love them . .and you will not only walk out with the deal. .but they will give you their friends name who is in the same predicament. .
When I was given this advice, I ignored at first and then one day I decided to use it with this sellers. . .and I have been using it ever since. .
