The property is in southeast texas, the asking price is $47,900(neg)
the comps for that area is $120,000 , i have not yet received any contract bids yet to let me know what rehab is going to cost, the worst problem in the rehab is the foundation, which is on piers. Do i get hard money for buying and rehab?

Getting Started
Hello fellow investors, my name is Edison S. Francis of Port Arthur, TX. I am very intrested in investing in apartments. I would like to know what would be the first thing i should do. I have been doing some research and found several complexes for sale. I would like to know how do i get all the information on the property, rent roll, utilities,etc... so i can see if i put together a win-win deal.
