What's so amazing about buy and hold is:
You have a property that someone else is buying for you. You have positive monthly cashflow. Equity is building in the property over time, and at the end of the year you have a write off. You are paid multiple ways.

Professional Tenant

Be aware of the professional tenant. They will usually come to view the property with security deposit and first month rent in hand. They will want to close the deal fast without you doing your usual background checks. The professional tenant knows the law better than the Judge.
