About Me
My name is Shamika Gardner and I just turned the big 30. Although it may be young to some its a major accomplishment for me. I was born and raised in New York City and am now living in North Carolina. Wow what a change of scenery !!! I have always loved real estate and have always known that I would be involved in it when I was all grown up. I have worked as a property scout in the past and am looking to be a private investor in the near future. I have children and look forward to being the mentor that they look to in their lives, leading by example that dreams are meant to come true.

Hi,
My 1st goal is to find properties I can hold for a long period of time. These consist of sub2 and owner financed deals. I like for these properties to be a 3/2 and at least 1,000 sqft. The rental rates must exceed the debt service by at least 30%, ARV is not a big concern as long as the deal is structured appropiately.
For all other porperties wholesale, preforclosures, and retail deals, there must be considerable equity. After you factor in repairs, closing, costs, holding costs, etc. I don't like to be more than 65% of the ARV. If you have anything in the Charlotte area, let me know. What doesn't work for me may work for some of my contacts.
