I just got done reading the CO real estate manual in anticipation of getting my RE license. I would not recommend it to anyone else, however.

Hi there! My name's Amanda. I have a few partnerships that I flip houses out of and we do about 12 flips/year. I'm also a licensed real estate agent. Lately I've been buying houses at the foreclosure sale at huge discounts, doing little to no fix up work and selling them right away (they usually get under contract within a week). I'm actually making more money now than I have in previous years. I always give my buyers a good deal, which is why my houses sell so fast, and on average, I'm making a 20% return on each house, sometimes more. Talk about win/win! Plus I just got hooked up with another money partner so I should be able to rake in the dough twice as fast! I love what I do and I can't imagine ever doing anything else.. Thank god for real estate investing! Here's to living the dream! (;
