About Me
I am a 24 year old real estate investing junkie who resides in San Diego. The market here is pretty exciting to say the least; however, I was interested before the turmoil hit. I have worked under one of the largest reo brokers in the county for the past few years and learned a ton in regards to the bpo and different processes that the bank takes to get a reo listed.
I am super excited to be here to learn, share, and ultimately grow. I have taken the plunge and recently completed my first wholesale deal. Now, I am unfolding my systems and starting to create a truly predictable business.
My Business
My business model is one that doesn't take as much in marketing costs and that is the REO business model. I am currently setting up my business of wholesaling REOs. I target SFR around the medium price range - 20%, that is what my buyers prefer. I know Colin and Sam Bell are big on Web 2.0 and honestly it will be the future. So, we are currently setting up our marketing plans to drive traffic to our landing pages - where we will then squeeze their info out of them in a 3 step process by enticing them (the hungry local buyers) with a free report or some valuable information. We are planning on generating a ton of traffic through our marketing efforts to create a healthy buyers list, so we can slang our properties to them in virtually no time. The best part is, I will be having my assistant submit all of our offers. I will post the website links when they become available so you guys can give input.
While all this is happening, we are going to be recruiting for private money. Then when the time permits, we will start aquiring REOs with private money and then selling them on a lease option to rehabbers we find at our local REIA meetings who want to fix and flip but who cannot qualify for a loan or any of that...so sort of fill that need in the marketplace. What do you guys think? Any suggestions would be very appreciated.
