Mason Hill’s model is not incredibly complex. There are six basic steps involved:
Here’s how it works:
- Our analysts identify the most profitable markets for investment.
- We purchase properties in bulk from banks and REO sources from these profitable investment areas.
- We refurbish the properties to "near new" status.
- Our on-site, in-house property management team places tenants.
- We sell the property to our clients (fully deeded) - if our clients need financing, we will line that up as well.
- We then manage the property - and we deliver a check or deposit to our clients every month with a cash flow report.

Income-Producing Properties
Real
estate that generates a consistent monthly return.
Mason Hill focuses on real estate that is 1) undervalued and showing signs of appreciation, 2) is located in an area with a strong rental market and 3) is situated within 20 minutes of our on-site property management staff.
Typical characteristics of properties we have available:
“Rent
Ready.”
Appliances in place, carpet and paint in good condition or replaced,
all systems (HVAC, Plumbing, Electrical) operational, taxes and
utilities paid up, landscaping in good condition.
Property Management Available. You can use our property management services or hire another firm. We are standing by to provide property management services, and know the homes and areas well that we offer properties in. (As the previous owner of the property, we will oftentimes have tenants in place when you buy the home.)
Great Value. Our typical property will be available to you as an investor for much, much less than its replacement cost – frequently fifty percent less. This of course dramatically increases the chance of year to year appreciation, as the oversupply in most of our markets is gradually worked down.
Positive Cash Flow. All of our properties have been determined by us to have a strong chance of positive cash flow. The most typical model is a duplex with a $82,000 purchase price, with monthly rents of $1300 (approx. $650 per side). This leads to a typical positive cash flow per month of $650 (with a mortgage) to $1000 (without a mortgage). Details vary with each property, but this is a typical model. After taking in to account likely appreciation and tax advantages, the returns on investment become very attractive. Of course, with free and clear, income producing real estate, the “risk to principal” is extremely modest. Consequently, these are very conservative investments that still produce great returns.
Other Tax Advantages. If you acquire your property in an IRA or Roth IRA (after converting it to a self directed IRA – we can assist with that), you will receive all your income and capital gains tax free within the account. With a Roth IRA, this even includes tax free distributions when you retire.
Leverage. If you wish to use borrowed money for a portion of your purchase price, we have available through our resource partners non-recourse (very little qualifying involved) loans for up to sixty five percent of the purchase prices of our homes.

I thought I might give you a resource to check out. Since it is harder and harder to qualify buyers, credit is more important than ever. I came across something that can help your prosepective buyers to get their scores that much better or higher so you can qualify them and thus make more sales and more money. It is a resource I have been using with a greater and greater number of my buyers and clients. So here it is:
