Please get on my buyers list (even if you think you already on it). I am a wholesaler inMemphis TN. I wholesale about 1.5 houses a week. My average sales price is 30k-60k with values ranging from $60k-$160k. All my deals will cash flow at least $200/m and have at least 25% and $20k in equity or better, for rentals. My average rental cash flows 230/m and has 35% equity or 30k in equity, sometimes more.
My average rehab property will net you at least $25k (after all expenses). I’ve sold houses where the buyer walked with 40-50k after all expenses, when they sold it.
