Looking for deals

Since I have all my money tied up right now, I decided to get creative and try to find buyers then find deals for those buyers. I figure it's easier to find deals for buyers than it is to find buyers for deals in this market. So here's what I'm looking for. I'm looking for opportunities and I think I found one. Challenge is, I have all my capital tied up in a property that hasn't yet sold. I don't have to tell you how hard it is to move properties in this market. I'm pulling out all the stops marketing the property. Ads in craigslist. I'm looking for private lenders who would like to make better returns than your typical Certificate of Deposit or Passbook account. Loans are secured by First Trust Deed on real property in Phoenix Arizona.

How does it work?
We put properties under contract. For the property to meet our criteria, it must be no greater than 65% ARV (after repair value) The investor puts their investment into the escrow and at closing receives a promissory note and Trust Deed.

Cris Chico invited me here. It's an interesting idea, creating a real estate investing web site with the idea of creating a "community". I think it takes more than just a web site to create community. You must have a personal connection to the people other than through the web.
