Since I have all my money tied up right now, I decided to get creative and try to find buyers then find deals for those buyers. I figure it's easier to find deals for buyers than it is to find buyers for deals in this market. So here's what I'm looking for. How does it work?
We put properties under contract. For the property to meet our criteria, it must be no greater than 65% ARV (after repair value) The investor puts their investment into the escrow and at closing receives a promissory note and Trust Deed.
What is the return?

Want to build momentum

I'm looking for opportunities and I think I found one. Challenge is, I have all my capital tied up in a property that hasn't yet sold.
