Thank you for the reply. My apology for this delayed response.
I agree that some of the creative contracts are interesting often very simple boiler plates IMHO, yet having assisted a real estate paralegal with a few items, I came to realize that after any tweaks are done to any contract you wish to use, that a good local real estate attorney, should have a quick look and see if it all looks kosher enough to be used.
I have long ago tested a few "Out Of The Box," contracts so to phrase them.
They mostly met with skepticism as agents and banks are more acclimated to a routine FL BAR purchase contracts, etc, If going via a Realtor or agent to present an offer.
I will however have look at your site and thank you for your answer and invitation.

Hey Jeffrey,
I haven't looked at the forms here, but in general to your questions, I would have to say it depends on the form and what someone wants to do with it. The general all use forms are pretty basic, but they can be a good starting point for investors. Personally, I have modified or rewritten most of the forms I use. With the exception of some Bronchick forms I have from a program years ago. He knows his stuff and his forms are pretty good.
When possible get forms specific for your state and situation, but until a newbie can afford them, starting with the general forms is better than nothing.
