My partner and I are currently developing rental homes with great numbers:
Development cost from 48% to 55% Ltv
Debt coverage ratios from 1.8 to 2.4/1
Cash out after completion from $15,000 to $45,000
Monthly cash flows are from $850 to $1,800
We need a investor to act as General Partner and sign on the loans (Non-Recourse) after the homes are completed. This is a great deal for the right person . Our dream partner would be of the same mind set as we are realistic goals and willing to let all involved make a fair profit.
We would like to hold the properties for about 3 to 4 years or until the market comes back
