-be in or near Canyon Country CA.
-produce a positive cash flow ( as in the calculated mortgage payment is only ~65% of the fair market rent for the area)
-Seller has to be willing to take note (unless lenders loosen up a lot)
-Condos, single family homes, 2-4 plexes, Commercial

About Me
I'm a 23 year old Californian trying to get started in real estate investing. I prefer holding for hte long term and passively soaking up the positive cashflow.
I have been reading up on the subject for the past couple of years and even geared some of my 4 year degree classes to include classes that involved real estate and investing.
I have learned all i can from books and gurus and it's time to jump in and experience it first hand. The problem is that you can no longer get into a buy and hold real estate strategy with no money down, capital, credit, etc.
I have been turned down for loan money for a number of reasons, but I'm still going strong. I'm always on the look out for open minded lenders. I'd ask them to "take a chance" on me but the truth is I'm a sure thing.

No business yet. Still working on getting my first property. Though I have picked a name.
