Thanks for your friendship. I have sent you a request to join my group, Residential 2 Commercial Investing. We have compiled a collection of blogs and discussions that pertain to everyone transitioning or desiring to transition to Commercial Financing and Investing.

I would like to encourage you to use us as a resource for all of your Commercial Financing and Investing needs. We offer fee based Commercial Loan Packaging, Underwriting Services and Loan Placement Services.

Our services benefit Investors purchasing or selling Commercial Real Estate in many ways. Here are a few:

BUYERS:

Our clients don't risk any earnest money until they have pre-approved financing.

Our clients negotiate better prices and terms based on the pre-approved financing they receive. Sellers consider our buyers more serious and professional b/c of the third party analysis.

Our clients close faster because the financing is in place because of the pre-established lender relationships.

SELLERS:

Sell your property with FINANCING IN PLACE before offering your property for sale.

Your buyers will close sooner because the financing contingencies are removed.

Only enter contract with qualified buyers who can meet the lender conditions to close.

Avoid price negotiations with interested buyers based on the financing available.

Hi Ned, I think part of my brother's cynicism comes from being a real estate attorney. He sees people who get burned in real estate and those who run dishonest businesses. He is still actively learning about real estate. Most recently he was talking about some land deals and pointing out some < $10,000 homes (that actually look pretty nice). He attends the Greater Dayton Real Estate Investor's Association. His beef on real estate investors now is that he makes more as a lawyer than most investors he sees at the meetings.

I, on the other hand, do not plan to get a law degree, and my future employment outlook appears very dismal despite being in the IT field. Even if I'm successful in my field, it will take me a number of years to reach 80k/year. If I start rei now, then I can potentially become way ahead of where I would be as an employee. At worst, I'll be able to do wholesaling and investing on the side to supplement my income.

We should chat on the phone sometime. I have lots to learn as a newbie wholesaler and real estate investor. :) My cell is 410 660 9196

Dallas is a great market.  How many units is the multifamily?  I'd be very interested in some of the details after you're done.  Good luck.
