And my entire business focus is on multifamily properties consisting of 40 to 100+ cashflowing units.  The  ** Secret Sauce **: Buy decent properties with high occupancies and cashflows -- cheaply!   My goal is to build my portfolio to 500 apartment units in the coming 12 months hold on to them.

Multifamily investing rocks! It is a great way to accelerate wealth creation and minimize financial risk because you can spread the risk over all the units, while generating a high positive monthly cashflow. Having 40... 80... or more tenants paying you $500/ or $700/month, every month is a beautiful thing!  ;-)  

Multifamilies are an absolute MUST have for holding in your self-directed IRA, 401K, or Keogh retirement accounts to grow them consistently, and grow them big!

These are two powerful ways to invest in multifamilies, if you don't want to be a landlord:  (1) as a private lender financing multifamily deals for other investors and earning 6%, 8%, 10% or more ROI tax free -- safely and consistently; or (2) as an equity JV partner sharing in the cashflow and refi cashout.  It's a win-win-win!

I find great high occupancy multifamily (40 to 100+ units) cashflowing deals with: 9% to 12% cap rates; some with seller financing, others with loan assumption. And I'm always looking for private money (equity and/or loans) to fund the down payment to close the deals and leverage long-term financing.
