I have located a funding source that could provide the basis for a new company that would explode financially with the current conditions of today's real estate market. I am currently looking at 3 other funding sources of the same type who can provide the backbone of moving deals ridiculously fast, once they are tapped and utilized.
Also, the enounce plugin may very well be the product recommendation of the year. Super, super sweet tool.

Originally from Memphis? Cool! We're ok here. We've definitely hit a strong buyer's market, but it's not crashing or anything crazy. Memphis has a history of being more stable in terms of real estate than much of the other similarly sized areas in the US.
I was in Houston just last month. You guys have some great Mexican food!

Hey JP, you gotta change that picture --- I wouldn't even recognize you. Sorry I'm going to miss the Yucky House Boot Camp at the end of the month, but I vowed to not to attend or buy anymore REI courses until I got the cash flow problem in a healthier state.

Please get on my buyers list (even if you think you already are). I am a wholesaler in Memphis TN. I wholesale about 1.5 houses a week and all my deals will cash flow at least $200/m and have at least 25% and $20k in equity, for rentals. My average rental cashflows 230/m and has 35% equity and 25k in equity, sometimes more.
My average rehab property will net you at least $25k (after all expenses). I’ve sold houses where the buyer walked with 40-50k after all expenses, when they sold it.

The average price of a property is only about $45,000 with an ARV between 65k and 160k
