Proud mother of 3, wife, and fledgling mogul. Started reading about real estate investing after my first child was born- I was out of a job, my husband's business was temporarily hitting the skids and desperation struck! I really think it's taken years (5) of reading a lot of books- or half-books in between having more kids, working and school. But I would sit at work and look for deals, read the flippinghomes forum and try to figure out how to make it work. Eagerness finally overtook me, and my husband decided he'd better unleash me before I hurt myself. What followed was a close-my-eyes-and-jump, i.e. calls to sellers, negotiating, and finally writing some contracts. Now that was exciting! However, after driving to the nearby town of Greenville, SC to inspect in person what I had under contract- I discovered one house infested with mold (I stood at a distance with my baby, as the inspector put on his Hazmat suit and the neighbors leered menacingly nearby) and the other house in good condition. Well, neither of those deals worked out, but I learned a lot. Namely, that I could swim when thrown in! I eventually did do some successful deals in 2008, one of which led me to tape a copy of the check to my husband's office computer (Warning: do not try this at home). He was encouraged, and so was I. The goal now is to really grow this business in 2009, and for my husband to join me in it. I have a good feeling about it, and some specific goals to help make it happen! Hopefully, they will not include dragging my kids to Lowe's this year, where they know the employees by name and leave covered in grey dust- mysteriously the same shade as the Lowe's floor. I did complete a rehab myself, also- we'll save that story for another day. Let's just say that the first contractor doubled as the babysitter once in a while. I think there's a book in all of this somewhere, or a comedy sketch of some kind. Well, I'm ready this year for Web 2.0 and YouTube- is there a course for the technologically disadvantaged? Does it matter if I can't get my YouTube account completely set up? Well, who cares. I can speak Russian and can spot a deal- I'll outsource the rest:)

Ok I am truly green at this and looking for help. I believe I have a potential deal for the right investor, only I am stuck on how to find one so here goes;
I have a 3 acre working ranch with 2 trailers for workers lodging, large enclosed barn w/ 6-8 stalls, establish wash and tack tack area 2 arenas, and 25-30 outside covered stalls. Has 3bd/2bth +den/office house and needs TLC. Has approx. $100k in equity. Owner is behind on payments x5 and will let go for payment of back = fees and second mortgage. Can someone help me find the right buyer/investor?
