My Investment Goals
My Ultimate Goal is of course every investors goal: to be financially independent and free to the point that I could retire by choice.
I hope to be making enough passive income (cashflow) to pay all bills by my 28th Birthday (2.5 years from now).
I want to complete a minimum of 3 investments per year - between wholesale/rehab flips, buy and holds - for an indefinite period of time.
I will be able to pay for my 8 year old son's college and whatever else he needs through my investments! I'm very excited about that!
But, oh man, is San Diego a creative one to break into! Columbus, OH is also on my list since it's familiar to me (family originally from there 2 generations back) and it seems to be the place for cashflow.
My Inspirations
MY SON is the greatest inspiration to me. He's like a little Jim Carey in the making with a big heart and my biggest little hero (he says he's here to protect me from "bad people"
)
THINK and GROW RICH is MY BIBLE! I go back to this book every time I begin to feel discouraged. It's unbelievable how the human mind is one's greatest enemy - thank goodness for people like Napoleon Hill who took so many years to find the resolution for us ambitious people with the human flaw of "self destruction". His book is what got me into starting my first business 2 years ago in the first place.
MY EXPERIENCES are a HUGE inspiration for ONE REASON - why on Earth would I go through all that craziness for absolutely nothing and no results to show for?!? To learn from experience is stemmed from intellegence - and, oh boy, have I learned!
I've been blessed enough to be surrounded by many intelligent, experienced, and creative people. They've taken the time to teach me what I know. I hope one day to pay it forward! So, thank you to all those who've contributed to my successes (and failures)!
About Me
Growing up in San Diego has been the coolest! I've begun traveling the states a bit and have found that there is no better climate, no better ocean, and no better HOME for me except right here in good ol' SD where I plan to die someday. The only problem is the necessity for creativity when investing here...ohhhh boy have a had a time finding property to flip that will turn a substantial enough profit worth the time.
Being a Real Estate Agent full-time - starting at the very tail end of the market decline - has been quite interesting to say the least. I can build a pipeline miles long & yet not get a check for months - craziness I tell ya, CRAZINESS. Anyhow, I LOVE my job none-the-less, however, my passion is in investing in Real Estate.
I'm presently on the prowl for my very first rehab - team in place and ready to pounce once I give the word, yet, no offers accepted yet...hmmm...but I will continue to keep my head up and spirit "in the game" until I succeed.
I have the most beautiful, awesome, & well-behaved 8 year old in S.D. for a son! I mean, I can't expect any less from him - I've put so much gosh darn work into raising him right to become my little RE apprentice. He's more conservative now with his money than I am...go figure...
I hope to meet some people on here that can, hopefully, take part in my Investment Endeavors. Whether it be by way of going in with me, tips, giving advice, taking advice...it's all a part of the learning experience and who you'll meet along that way that makes life exciting so...HERE'S to Real Estate Investing and I wish you all the most of luck in all that you strive to accomplish! ( I know Ninja Turtles don't have anything to do with meeting all of you on here but...Ninja Turtles are cool so I couldn't pass it up

Please get on my buyers list (even if you think you already on it). I am a wholesaler inMemphis TN. I wholesale about 1.5 houses a week. My average sales price is 30k-60k with values ranging from $60k-$160k. All my deals will cash flow at least $200/m and have at least 25% and $20k in equity or better, for rentals. My average rental cash flows 230/m and has 35% equity or 30k in equity, sometimes more.
My average rehab property will net you at least $25k (after all expenses). I’ve sold houses where the buyer walked with 40-50k after all expenses, when they sold it.
