I have a few deals I'm working on, thus the need for this post.
For me to be a Successful real estate investor, I need the right tools to allow me to maximize the cash flow and to successfully negotiate the best and lowest price on investment properties.
Rehab Funding: seeking 100% financing on the purchase price,and repair funds (and if there is room left over, we can even roll all the closing costs into the loan). This would allow me, as a real estate investor to purchase an investment property with no money out of pocket!
Rehab investors (such as myself) who find housing properties that need rehabilitation. My sole purpose is to purchase the property, fix it up, and sell or refinance it.
If the properties are chosen wisely, the work is done
right, and if this is all done in a timely fashion. Without the right financing, the ability for me to act quickly, purchase the property, and be able to renovate it properly, will be severely limited.
Each loan I borrow/take-use-is for a term of one year, but may be paid off at any time. There will be NO seasoning issues or prepayment penalties.

i can provide this type of financing. We can go even go up to 80% of ARV, including acquisito, repair, closing costs if the equity is there
