Hello world! We are finally here! The first home game of the finals is upon us. Downtown is a spectacle I never seen. We are finally here! Some people dont think it is our time. We are up against a team that seems to good. We are down 0-2 but we have seen this before. It happened in Detroit the same way. We are playing a far superior team(at least the "experts" think so) in San Antonio. But I have seen this before. Last year the Heat were down 0-2 headed back to Miami after some disappointing losses in Dallas. Then....Four straight wins. Champions! Is the same fate in store for us....Of course it is! We have Lebron James. Dont count us out yet. See you at the Finals. We Are All Witnesses!

Anyway, I have my first property under contract and will be closing on June 22. I am still out everyday looking for properties and I have found a couple of good deals. The problem is I have heard horror stories of beginners OVER leveraging themselves so I am going to take it nice and slow. One at a time while I learn this game called Real Estate. Since I am only doing one property at a time, I cant take advantage of these good deals that I am finding. I am interested in bird dogging the properties. I do not know anything about bird dogging. I have a couple investors in mind that I think would be interested in the properties but I do not want to get taken advantage of since I am new to this. What should I expect as far as compensation for the leads? How do I go about giving the information on the properties without worrying about them just stealing the deal away from me? Any advice would be greatly appreciated. Oh yeah I almost forgot......GO CAVS!!!!!!!!!!!!!!!!!!!!!!

Start by developing a buyers list of investors that might be interested in your deals by going to local real estate investor association meetings. Discuss your fees up front before you help other investors identify good deals. A Bird Dog can expect to make a fee ranging from $500 to $5,000 or more per property depending on several factors including the amount of renovation and the renovated market value of the property

I take one house at a time too... once I fill one, I close on my next one.. !
