They say you never forget your first time... well this is my first blog. I am new at the real estate investor game, but have over 12 years of experience in the mortgage industry. My expertise is marketing. I can generate hundreds, if not thousands of leads from people that are looking to rent to own. This is what I have been doing for the past two years. My challenge has been weeding out those renters that are looking for a payment of $400-500 per month. Come on! Do you really think that you can buy a home worth anything for that kind of payment? I decided that I would go a different route; use my ability to market and focus on investors. As long as I am doing that, why not try it  myself? So here I am, a brand new real estate investor, looking to start my career in short sales. I have the tools, now its time to use those tools and go to work. I need a lot of help from people that know about this investing thing, and I am excited to meet new people that are highly motivated just like me.

Check out my blog titled "Investor's Guide to Lease-Options." I'm putting the peices in place to get it going this week. I'm going to use a property management company to qualify the buyers  renters.

Renters pay for the credit check / rental check & sign a waiver so we can pass this on to the mortgage company and investors.

With the bump in the sub-prime market, I fell like this has real potential. I'd love to talk with you about this some more.

Good luck with the investing.
i too made the leap from mortgage broker to investor.

I would be curious to hear about some of your techniques for generating Rent-To-Own leads.
