I'm a newby investor, Started in Jan 2006 with just rental units. I  I have several units that I purchased and rehabbed.  All rented out and I get good rental income.  I Tried several lenders to get some of my equity out, but all said, debt to income too high.  Credit score bet up because of this.  Can't get anymore credit and used most of my money to rebab (thinking I would get my money back after refinacing). Any way, On Tues, (6/5/07)  I found a 2000 sq ft house for $14,900 in a great rental neighborhood.  I called the RE agent, so I could look at it.  I was curious, just wanted to see what it looked like at that low price, thought it would be pretty bad.  The agent told me it was a repo, and the owner started converting it from a two unit, back to a 1 unit and ran out of money before he finished.   When I went to see the house, I could'nt believe my eyes.  Its a couple feet from my sons high school.  the previous owner did a lot of work to it.  He installed some new carpet, updated some of the electrical, installed a new hot water tank, and a brand new furnace.  The vinly siding looked great.  On 6/7/05 I called the Agent back to see if it was still available (I was trying to find some money) It was and the price had dropped to $12,90, I'm about to pull my hair out.  I could easily have someone in the unit by Aug 1, collecting $600-650 for rent or more.  It only needs about $1000.00 more worth of work, and it's ready to go.  Yes, the foundation and the roof is good, basement dry and house all cleaned out.  Just cosmetic things need to be done.   Help Me!  what can I do?.  I'm scraping up cash from family now, but still need quite a bit more. Oh! its assessed at $42,140.00

Thank You all for the wonderful advice! I'm going to try some of the suggestions. I have found some more money, but not all of it.  Fingers crossed that no one discover my hidden treasure.  Thanks once again.

Try finding someone who wants to buy the home with a lease-option. Place their rental money and deposit an place it in escrow to be used for ernest money and downpayment.

If you have Good rent rolls and put a Performa for the Bank and be prepared when you present it. Any bank will give you money. Just don't stop on one no, two no three or even eight. Get a copy of your credit report and put it together so they can see you are Prepared and Organized..."Act as if you know what you are talking about...lol..Even thou you might be nervous as all hell. Do not show it...Good luck..Also look into other creative financing..

When you say it is assessed at $42,140, does that mean that is what the county says it's worth?  I would not go with this number....it could be worth more!  I find that the County records are typically low...which means you pay less in taxes.  Get your info. for comps based on SOLD properties that match this one.

Is your goal to flip this or rent it out?  Be sure to account for everything in your cost basis on this house to determine your true profit (carrying costs based on how long it would take to sell or rent it out...sounds like one to hold onto to me).  I also suggest coming up with this number so that you know what you're getting in to financially.

If you flip, I highly recommend stashing some of the profits away in a savings account of some sort and then use the rest to "roll again".  The cash flow sounds like it could be good though....and you get the write-offs from it.

Try a smaller bank. I have found they are more willing to work with investors for small loan amounts. Little local banks, instead of the Bank One's, etc.

You should contact the agent, and submit an offer with the bank that owns it, carrying the financing. They will probably sell it to you and provide the financing if you offer correctly. Ask them to carry the financing at a high rate with a 5 yr balloon. You may be surprised. It doesnt hurt to try, I have heard storys lately of people doing this and some have had luck getting $$$ at closing for repairs.

Can it hurt to try?
