Here is a list of the properties we have in Pittsburgh, and a description of each. Let me know if any catch your interest and I will get you more information. The prices were set last summer and we are negotiable on the pricing,  or if interested in the entire package.

Thanks.. Here is the list I have for you... There are 13 properties and all are in the Pittsburgh Region.
I have left out some information on a few of them to protect the privacy of the tenants from random people driving by and checking on the homes per their request, but if your buyers are expressing a huge interest I would be more than happy to show the properties or gain the permission from the these tenants to disclose addresses.

This list is as follows:

1) 429 Fisher St. Pittsburgh PA. Asking $30,000

3-4 Bedroom of Brick Construction with Front Porch. Great Curb Appeal.  Located in one of the nicer blocks of Mt Oliver. (City of Pittsburgh limits...Not the Mt Oliver neighborhood, but actual Pittsburgh City Limits and Neighborhood of Mt Oliver. Very nice Brick lined street. The old Mayors house is on the corner. Brick Lined, quiet Street. 3 Story Brick Home with nice interior. Laminate Flooring in Kitchen and Foyer and Dishwasher with new countertops. Spacious Basement. Minutes to South side, Tenant just moved out and was paying $600.00 a month.

 

2) Morrow St. Wilkinsburg PA. Asking $32,000

3 Bedroom, 1 Bath Home in quiet block bordering Edgewood Neighborhood and around the corner from I-376. The tenant just moved out last fall, and was on yearly lease at $575.00 a month plus  utilities. Home is immaculate with Brand New Roof in 2007, Newer windows throughout, New Ceiling Fans throughout, Dishwasher. Very Spacious. Never had a problem renting before at the $575.00 price. Also a Decorative Fireplace in the Living Room and a Formal Dining Room. Very Solid Home.


3) 419 Prospect Donora PA. $45,000

A 7 bedroom 3 Full Bathroom Home. There is a bathroom on each Floor; The first Floor has Huge Foyer will hallway , Spacious Laundry Room. Huge Kitchen and Living Room. The entire First Floor has new drywall, 9 Foot high Ceilings and Victorian style Ceiling Fans. Drywall needs some finishing, and needs Carpeting and that is all that is needed on the main Floor. 2nd Floor Has 4 Bedrooms with Large Closets and one of the bedrooms features an antique corner cabinet. The 2nd Floor Full Bathroom needs new ceiling installed and Carpeting is needed. Otherwise the 2nd Floor is Rather nice and one of the bedrooms has also had new drywall. 4) Kenneth Ave in New Kensington PA $29,000 Price Firm.

Duplex... Huge Spacious Units. Up and Down Style.. Upstairs unit is Currently rented to Tenants with a Yearly Lease for $500.00 a Month. The upstairs unit features all new Paint throughout. Walls and ceilings are in Great Shape, and features 2 bedrooms on the 3rd Floor, and 1 bedroom on the 2nd Floor therefore Upstairs unit is 3 bedrooms. Both Units have their own seperate utilities, and the Upstairs Unit features a brand New Furnace, and The downstairs also features a Newer Furnace as well. All new plumbing was ran 2 months ago. Seperate electric as well which has been updated to Breakers. Separate Water. Nice Block of New Kensington Great Rental area. Parking in the Back, and property sits on a double lot. 5) House on 3rd Avenue, Arnold area of New Kensington PA.

4 bedrooms total! House is really huge inside. Huge Spacious Rooms. Huge Kitchen. Redone from top to bottom with new paint, new Ceiling Fixtures, and Wall touchups. Balcony in the back overlooking backyard. Nice Allure Hardwood Look Flooring in the Living Room, Freshly painted throughout. 6) East Hills area of Pittsburgh. $35,000

Immaculate Home with Expensive updates. Currently Rented out at only $500 a month, but should rent for $600. Tenants are on a yearly lease and just signed new lease, and is a great paying tenant and this is the reason for rent being below market.. When I put the ad in the paper to rent the home I had an abundance of calls. Since the property has been rented it had an interior french drain installed in the basement so the Basement is guaranteed not to leak. Total Cost was roughly $3000. Home also has a new Main Gas Line. Total Cost was roughly $3000. The Basement is finished with recessed lighting and a Half Bath. 8) Home Located in Mt Oliver area of Pittsburgh, Rented for $625/month! $45,000

The tenants are outstanding tenants. They take great pride in the home. The tenants have been in place for a very Long time and are very pleasant. Home is also in Great Shape with Corner Lot and Directly across from School so this makes the property slightly more desirable. The neighborhood is very nice as well located right in Pittsburgh city limits. Tenants pay every month on time, Never Late. Tenants have been in the property for 3 years and have no intentions of ever moving. Features 3 Bedrooms, 1 Full Bath and Third Bedroom is the entire 3rd Floor. There is also a half bath in the basement. Very Spacious. Nice Carpeting throughout. Newer Drywall throughout. High Ceilings. Bathroom Features Claw Foot Tub. Nice tile in Kitchen and Baths. Huge up and down Units rent for $475-$500/each for $950-$1,000 Total. Nice section of Beaver Falls Property is huge and Features parking spots in the back. Upstairs unit is rent Ready, and Features Newer Windows, Large updated Foyer with new Tile. New Interior Doors. 2 Bedrooms up and Huge Spacious Living Room and Kitchen. Full Bath. The units are on separate utilities, and Separate Basements for each unit. Downstairs just needs some cosmetics to get it rent ready.

$55,000 Price is pretty Firm as tenant is never late!

Located just North of the Manchester and Mexican War District area. Home has a new 10 x 16 Deck which is being installed Next week! 3 Bedrooms, 1 car attached Garage. All newer Homes on the block..(All built in the 1980s) Homes this new are hard to come by in Pittsburgh. Great Investment Opportunity.

11) Upland Street Pittsburgh. $20,000

Price is Fairly Firm as Home is rent ready with some Cleaning and Cosmetic Touches. Very nice Interior with Living Room Formal Dining Room, and Kitchen. Newer Furnace and Central Air. Home sits a top a hill features a Front Porch and Side Fenced in Yard as well. Upstairs Has one Large Bedroom with 2 Closets, 2nd Bedrom is average size and features Long Closet and 3rd bedroom is the smallest.. Would make a great walk in closet. Was previously Rented For $500 a month, and should have no problems getting that price again with maybe a week of work.

12.) Braeburn area of Lower Burrell $69,000

Home sits a top a Large Hill at Long driveway. Lower Burrell Prices are expensive! You hardly ever see a Home in Lower Burrell City limits for any less than 70 or $80,000! This home has a good amount of land (Lot size approximately 55 x 350) and the feel of living in the country with the woods that surround the House. Cinderblock construction. New Drywall in Living Room and Formal Dining Features Electric Decorative Fireplace with the Original Brick Blackdrop. 13.)  Additional House in Lower Burrell PA;

Much work needed here. However, this property features what appears to be a newer roof over the main part of the home. All new windows are needed, Needs a Furnace, Drywall, Carpeting, Plumbing, and Cosmetics throughout. A true fixer upper, but an unbelieveable buy for Lower Burrell city limits. Priced at only $35,000.

The total asking price for all 13 homes would be $485,000, but the Seller would be willing to sell them for $390,000 or essentially 30,000 per house only if the Buyer is willing to purchase all 13 deals as a package price.. Also will close through a title company so all is legitimate, and property are being sold as is so buyer homework is encouraged to do their own homework.
 
Buyers are also responsible for 2010 and 2011 real estate taxes, but all taxes in prior years have been paid to date, and properties will transfer free and clear with warranty deed. Properties also will transfer with home warranties as well.
