It took 2 hours at the court house today to discover that the town does not know what it sold us. They were taxing the property, the property is listed on the property card, and yet, it does not appear on that tax map. HMMMMMMM I am sad that i cannot start charging the current occupants to stay there, but at 1200 bucks its no major loss. It'll be interesting to see if they refund the money, since they are admitting there is definately a mistake on their end (how rare for them to admit that...).

Oh yeah, it takes 3 of us a few weeks plus trips to the area to research the entire sale list. that includes going to each and very property, taking copious notes and photos, going to the court house, the prothonotory for lein info, getting comps, etc. this one is the first fluke in the 25 or so we have bought this way in the last 12 months. Even the city realized they had gotten this one wrong, which was interesting. I suppose its not a bad ratio - out of 25, only 1 has turned out to be problematic but we do do alot of work to prevent these kind of issues..

Wow, but when you go to the sales you have researched your property before you buy right? Counties are horrible at selling you worthless properties, that is why some of these properties are being sold. I prefer to invest OTC that way I can research liens & deeds.
