It amazes me how some sellers will not do the bare minimum landscaping duties and yet expect to sell their home, especially in a cutthroat market as we live in now. Annuals are an easy flower that requires minimal maintenance and can add a massive amount of beauty and color to the lawn. Kitchens sell houses. With this in mind, would it not make sense to put forth a little critical thinking on your kitchen plans to update some outdated appliances which easily brightens up even small kitchens? Depending on the property, adding in granite countertops can make the kitchen go a long way in the buyers mind.

Carpet or laminate. Alright, it’s quite obvious most of you would choose real hardwood floors over laminate, and that laminate cost could run slightly higher than carpet cost depending on your contractor, but it’s all about that love at first sight appeal. Since you will in all probability need replacement carpet when selling most houses you work on, this is a viable alternative depending on the particular property. The laminate flooring can easily bring out a hidden beauty on a house that lacked its earlier appeal.

Beware of the eye sores. Many people will walk into a house with the intentions of finding as many blemishes as possible before even thinking about spending their money on an inspector. Your job, find the blemishes first. Nail holes, counter flaps, scuffs, discolorations, stains, or anything that has the potential to draw the eye to it should be taken care of immediately. Once you have done this, get a friend or family member to walk through and see if they can find anything. Exhaust every crevice of the house before they have. In order to beat the competition you must out do the competition by sweeping your prospects off of their feet. Be sociable and polite as well as a gracious host. Obviously no one is going to buy a house based on your servitude, but on photo finishes it’s those extra points that will help you come out on top. Utilizing these tactics will give you an edge against many competitors while simultaneously wooing your prospect buyers.
