Friends, Business Professionals, and Acquaintances,

I write to you today to present you with an opportunity to work together towards a common financial goal.  The goal of Financial Freedom.  For those of you who were attracted to the title of this posting because you are investors yourselves, I would like to give you a brief introduction about myself.  For those of you who already know me, please bear with me while I introduce myself.

My name is Manolis Eftihios Sfinarolakis, and I also go by the name of Manny.  I am a full time real estate investor and property manager focussing primarily on the leasing of single and multi family dwellings in the state of CT.  I have an accounting background and worked at Deloitte & Touche, LLP right after I graduated from the University of Connecticut.  After three years in the accounting profession, ending my career with a smaller accounting firm called Seward and Monde, LLP, I decided to follow my true passion of real estate.  Since leaving the accounting profession, I have been leasing out units and managing properties in the Greater Hartford Area, and currently own several units in New Britain, CT.  These are residential units, and I am looking to get into commercial units (5 or more residential units in one building).

Real estate is the primary way that I earn a living.  It is the only profession I have.  To this end, I am committed to identifying prime investment opportunities with sellers who are highly motivated, or other investors who would be interested in pursuing creative real estate terms.  CREATIVE REAL ESTATE transactions are among the best ways for people who have a lot of CASH to invest in properties, but do not have the CREDIT or EMPLOYMENT to get a traditional mortgage.  If you fall into this category, then the both of us should talk to discuss your options, and potentially talk about a business partnership.

How would such a partnership be set up.  Well, there are a couple of options that we can discuss, but in general, there are two main ways we can invest in properties together:

  • Debt Partner
  • Equity Partner

Debt Partner:  A debt partner is someone who is willing to loan a company funding for the down payment portion of a real estate transaction.  This debt partner is entitled to a return on their money known as an interest rate.  Currently, savings accounts in banks are offering 2% on your money, where as if you were to invest your capital in real estate, you could earn upwards of 7%.  Just like the government guarantees your money is secure through the FDIC, your investment in real estate is secure through a lien on the property that we end up purchasing together.  What is better, 7% return with little risk, or 2% return with little risk?

Equity Partner:  If you want a piece of the action, then becoming an Equity partner would be your best bet.  An equity partner puts up the funding for the down payment, and gets a share in the company that owns the property.  This share in the property can enjoy numerous benefits, including monthly dividends in the form of rental income, a share in the appreciation of the property when the property is sold at a profit, and numerous tax benefits than an accountant can share with you.

Why am I seeking out these type of individuals?  I will be honest.  I have excellent credit, but I do not have a lot of cash.  One without the other does no one any good when it comes to investing in commercial real estate.  I have the experience necessary to management the acquisition process as I have already gone through it, and I am a licensed Realtor as well and am very adept in contract negotiations.  What I bring to the table is my credit, and my ability to manage investments and identify home run real estate deals.  I am finding these properties constantly through my company, New Haven Homes, LLC’s marketing, but I cannot pull the trigger without finding a debt or equity partner to share in the profits with.
