I AM SURE YOU MIGHT HAVE THOUGHT OF THIS ALREADY, BUT I HAVE RECENTLY DECIDED TO RENT OUT MY HOUSES FOR SALE THAT ARE SITTING VACANT.  PHOENIX HAS A SLOWER REAL ESTATE MARKET AT THIS TIME DUE TO THE HUGE APPRECIATION WE HAD FROM 2005.  I AHVE HAD CHALLENGES EVER SINCE WITH OWNING SEVERAL HOMES SITITNG VACANT AND NOT SELLING.  I AM ALWAYS OPEN TO IDEAS TO UNLOAD THESE HOMES FASTER (FOR A PROFIT)....SO LET ME KNOW YOUR IDEAS.

HERE IS WHAT I AM TRYING OUT NOW: I AM OFFERING A DISCOUNTED RENT TO PEOPLE WHO UNDERSTAND UP FRONT THAT I WILL CONTINUE TO HAVE THE HOME UP FOR SALE WHILE THEY LIVE THERE.  i JUST ASK THAT THEY KEEP THE HOME RELATIVELY CLEAN.  I PLAN TO BE ABLE TO GO INTO THE HOME ONCE A MONTH TO CHECK THE AIR FILTER...WHICH IS MY WAY TO SEE THE CONDITION OF THE HOME.

I was thinking like DaveB, I would do a lease option if you can do without the capitol that will be tied up in it.  One way to get money without selling is to structure the lease so that they will be less likely to purchase the property at the end of the lease. They can just terminate the contract without exercising the option to purchase and all the money paid out goes in your pocket minus mortgage.  Repeat step one.

I just lost 20k on a property like this because of the bad market. just have to get out while you can. oh well

How about a Lease to Own.  I did that on one of my properties.
