Buying Criteria: 1. I'm interested in small-to-medium sized Commercial properties, Good condition or BAD, that have NO 'For Sale' sign or with very CHEAP, Handwritten, Old 'For Sale By Owner' signs on them. 2. I want properties with a good 'Upside Potential.' Properties with a 'Value-Add' component. Whether it means improving the Property, or improving the Management, it really doesn't matter as long as I can quickly make some improvements that will make the property worth much more than I paid for it. 3. I would really like to have the property occupied sufficiently enough to produce AT LEAST a $2,500/Month POSITIVE CASH FLOW. I will consider vacant ones, but they're like aligators eating into your cash flow each month until they get turned-around. 4. I am also interested in Commercial properties where the OWNER is in distress. Behind in Payments. In FORECLOSURE. Divorce. TENANT PROBLEMS. Moving. BANKRUPTCY. Whatever would cause an Owner to HAVE TO SELL, not just WANT to sell their Commercial property.
