Remembering that phrase "the time is now" never rang so true. I was so pumped yesterday that I worked long into the night. I received a phone call today from an FSBO motivated seller. He was so motivated that he took off $100k from his original price of $799. The rest of the story; because I did my due diligence, this motivated seller who told me his property was worth $1mil in 2008, did not suspect that I already knew the story. He has a $250k loan which began in 2004; surrounding comps are avg $300k; last year the house was worth $400k, this year $250k. He has the audacity to ask for $699k?
After all that, I felt like I had wasted my time and my mentor's time. My mentor and I looked back all the deals that I was so pumped about- he said that it seemed that I was not spending my time wisely, that I needed to become more efficient, the things I thought were deals, were not to him.
Now, I don't know about you, but the obstinant person in me was screaming, 'but I like to make sure the details are in place, all stones unturned, every paper looked at etc. Basically, I needed to redirect my thought process and become....basically more efficient. I was also humbled. I thought of my self as the perfect researcher and here my mentor was saying that I needed tweeking. :)
It's all good to me though. He is thoughtful enough to instruct someone like me (a mustang in the open fields of real estate) and is patient enough to allow me to let it all sink in. I am grateful for the opportunity that he has given me and I don't look at what I had done as wasted time anymore. Effiency is the name of the game here. Honing the skills. While I like to make it on the first try, I am being reminded that I still have time. Just don't waste it, because it is precious, just keep moving forward.
