Hello Investors,

I have recently made numerous promises to myself which I intend to keep as it relates to my real estate business, and to myself personally.  So this blog is airing my dirty laundry in an attempt to create an atmosphere of accountability for primarily myself, as well as the partners of New Haven Homes, LLC, to get back on track.

We have started our business in March of 2009, and although we have had a number of leads, as a company we have no closed on any deals, wholesale or rehab or otherwise.  There is no excuse, not even the excuse of our full time jobs can be adequate for the reasons why we do not have a deal under our belts.  Personally, I have purchased a 4 unit building outside of the LLC, and I am proud of that accomplishment, but with three partners in a company, we really should be achieving more.

Our tactics of Bandit Signs and Mailers have had leads come in, but these leads are short sale leads that we currently do not have any expertise in.  We have two options at this point.  We either continue our current marketing efforts and learn to do short sales, or we have to start marketing / prospecting differently to get the required outcome we desire.  Our plight is two fold:  We need to get deals we can actually wholesale, and We need to have buyers who can actually close.

I have spread myself too thin with my many obligations that I currently have entered into.  Each direction that I find myself pulled into is very important to me, but the need to fufill a promise that I made to myself related to real estate should trump all other obligations.

My Promise is This:  To have Real Estate Investing / Brokerage as my primary source of income by my 27th birthday of July 25, 2010.

New and uncomfortable challenges await me if I truly wish to reach my goal.  Door knocking will need to be implemented in my market area.  Following up on expired listings, as well as many multiple offers on MLS listings will need to be implemented.  Going to Auctions and introducing myself to other investors who can ACTUALLY CLOSE will need to be part of my networking activities.  My partners will need to buy in on this too, because we as a group have the resources to make our company work.  We just do not have the correct actions down yet to get our desired results.

In the coming weeks, I will continue to cronicle this renewed promise of real estate activities on my quest to full time real estate by my next birthday.  Many of you on here have read my posts before, and although we have not met in person, I hope to connect with those who have helped to answer many of my questions in the past.

I have also just started my business, much more recently than you actually I just started in late August.  This is good insight to what challeneges i will face in the coming months.  I would like to work with you and grow our businesses together.  if you find a sucessful tactic let me know and I will do the same.  Talk to you soon.
