Since my last blog post, I've been busy building a buyer's list and attending numerous webinars. The one thing I learned was not to get excited from webinars because you'll lose your focus. First, learn how to get good at one particular activity in your business. For me, it's building a list of 100 buyers by Sept. 1, 2009. At the time of this writing, I have 60 more to go. I get my buyers on the internet because I can do it 24-7. I haven't advertised or hung up bandit signs yet. When you're focused on just getting buyers from the internet by a due-date, your mind will do everything to go in that direction.
Because I like to do as much as possible on the internet, I went to these websites to develop relationships with buyers:
www.activerain.com
www.trulia.com/voices
By using the Search feature within each website, I would key in words like "investor", "buyer", "rehab", and any word that will point to a buyer. After establishing an online rapport, I mention that they can sign up on my buyer's list at www.top25now.com - Top 25 Neighborhoods Of Wholesale properties. If the buyer is local, I would meet for lunch or dinner and develop a relationship from there.
