My rental is in a college town, and it's difficult to keep renters in the summer. It obviously costs money to have the rental vacant - and it's a pain to clean a 1700 square foot home between tenants (good greif!). To make the best of this, I decided to offer my tenants a summer rates discount.
Here's how it works ...
Fair rental valu is $1,200 per month. 12 x 1,200 = $14,400
I offer the home at $1,250 per month and then $950 over the summer. (9 x $1,250) + (3 x $950) = $14,100.
This home rents to 4 college students ($300 each). If someone moves out in the summer, the other 3 can keep the home and only pay $317 each. It's certainly worth the $300 a year to keep it rented year round!
