This past Saturday marked a great moment on our company's path toward wholesaling success.  We got our first property under contract.  We immediately sent one of our partner's contractor friend down to the property so that we could obtain a more concrete repairs estimate.  The numbers are looking good thus far.  Our next step is putting together a package to see if rehab investors are interested.  This definitely tops the excitement of the first series of leads coming in.  I'm sure cashing a check in our bank account will feel even better.  

One of my partners and myself also took a class in Philly on lease options.  The class was packed with a lot of content.  The cheesesteaks in the area also made the trip that much more enjoyable.  Lease options seem like a great strategy to complement our company's focus of wholesaling.  Now we have to nail down a systematic process and start doing the little things to implement this strategy.  Either way, we feel like we are taking steps in the right direction.

That first deal feels great (and yes, 1,000 times more cashing that first check) ... and the good news is, the 2nd, 3rd, ... 40th ... 180th ... 320th, etc., still feel great too 

Just keep your heads and manage your success well.  I have seen so many investors lose their balance point and topple.
