I was so excited, I had only just passed my state exam and here I was filling out my first 1003!  How exciting is that within 3 days yeah!

The trainer assigned to me unfortunately either did not want to train me (you know competition in the same city and all) or just figured that there was not enough money in the deal.  Because it was my very first loan I was really counting on him to show me the ropes, you know step by step.

This was a refi for my sister-n-law so it was not the $300K loan she only wanted $50K but that was okay with me because for me this loan was about the start to finish process.  As you all may know the subprime market is dwindeling away but there are still some lenders out there.  Keeping in mind I am very green but eager and ambitious, I want to follow the process step by step and following all the rules and regulations.  How disheartening it was when I constantly called my trainer/processor to get updates on the progress and he actually stated you know this loan isn't going to make you any money!  I was appauled for me again, this was not about the money just the process.  Lean the latter and the money will follow.

We were to close on the 20th of April, it is my belief that he started working on the paperwork on the 18th!  He called me on the 20th and stated I found a lender and we should close by the first week in May.  I contacted my client to give the updated information and she stated that she wanted to cancell and go with another officer.  Unbelievable!

I now have the list of lenders used by the sponsoring lender and have started contacting them to find out thier criteria.  I wont lose the next one!

Was this a 2nd mortgage you were working on? Does he not have a processor/team? I know that the processing portion is time consuming. I wonder if yours got put on the back burner because he had to deal with loans that were placed but then the loan program was lost because of the industry. I heard escrow cos. were losing loans left and right because LOs couldn't find a new lender to replace the one that was lost. Thankfully, we've been able to find new loan programs, just had to restructure the files and are now getting referrals from the escrow cos.
