i recently purchased a 3 family that was never made legal. Because of parking the building would not qualify for multi family.
Does anyone have any experience on managing shared utilities

As landlord, if the utilities are not split by code, then you are picking up the tab on the expense. You may be able to get a higher rent, but having tenants pay for utilities that are not split properly, is illegal (at least in this state)
