Greetings to all. Please accept my humble apologies (again), for such extended periods of silence. However, major things have been transpiring in both my wife and I lives.
In Dec. we had a new addition to the family, found out that the house we thought we were doing something akin to a lease option was in fact a few months from foreclosure (not our doing but the sellers), anyways through it all we were blessed beyond any expectations we may have had for this industry as fairly new investors.
We made a contact that lead to another contact which resulted in us coming into sixty property, yes I said (60)!, gave to my wife and I to liquidate.
Many of these properties are fully rehabbed and need cosmetic updates not to exceed 5k. Pulled comps on the best (12) and they all had values ranging from 75k to 120k.
My wife and I are marketing these first (12) in lots of (3) for 150k. Or individually for 60k-65k. Depending upon the purchase strategy instant equity ranging from 15k to 100k. !
A mix of Duplexes and SFR in the Cleveland Ohio market.
For the more adventurous we also have a nice inventory of SFR and Duplexes of wholesale properties list prices starting 15k up to 30k with ARV's 80k min 95k highs Requiring minor task work to major overhauls requiring a minimum of 10k up to 25k.
And lastly but definitely not the least . . . my fellow note brokers and investors my wife has a lead of (350) 1st position notes, mortgage deeds, seller take backs, what-ever they are called in your Home-States we have (350) 1st position leads that have not been shopped or fed through broker chains.
These are fresh untapped leads that are for sale or partnership
For the novice note brokers or investors we also offer a mentor-ship program and provide you with you first lead and walks you through the deal for $150.00 sign-up fee and .01 of the deal in which we provide you with all the information and support you will need to close your first or forty-first deal.
So as you see we have had our plates full and have carried a lot - but through it all I have to commend my Beautiful wife for have the patience I didn't and the foresight to just hold-on and encourage me to do the same and the end results has been one blessing after another - So of course my first thanks goes to the Most High, and then to all of you that have walked through this with us giving advice and encouragement along the way. To you all thanks, and I encourage you all to keep on keeping on and never, never give up on you!
My wife and I are testimonies that it does happen as we stood firmly entrenched in our founding principals and rules of ethics: It must be Legal, It must be Ethical, and It must be Moral otherwise we walk from the deals and I must say People, It really works!
You just have to learn how to make it produce it's fruits and rewards while holding to your soul!

Did you say "fairly New Investors" mmm... Your information this blog is quite extensive. A+
