With the state of the economy investors have to look for ways to be creative in funding deals.
Wholesaling is not very difficult if you have a good investor data base. Lease option are a piece of cake with a good supply of tenant buyers. I should know, I have become very good at both. The only problem is that I had a lot of competition. I created my own strategy of Tax Lien Foreclosure and Tax Deed foreclosure. Not to say that IO invented them, but I did create my own twist on the technique as I did not find much out there on the subject. With my system I can find, buy and sell and never have a dime of my own money in the deal. I know how to beat the large companies that often go to these sales and bid on properties as I helped create the bidding methods they use today. Tax Lien foreclosure will be the next best strategy to use to acquire much property in 2009 and you need to be on that train or you may miss the profits.
