I recommend getting a real estate license to all serious full-time RE investors. Having your license has its advantages. For example you get access to the Multiple Listing Service (MLS), the database of all the available properties listed for sale through RE brokers in the area. It also gives you an additional profit center. Any deals you come across that do not fit your criteria for investing in, you can list and still earn a commission when the property sells, usually between 2% to 3% of the sales price. You also learn about real estate from a different point of view than as an investor. As a licensed Realtor®, you adhere to a strict code of ethics and you have your client’s best interests in mind. I feel this can enhance your credibility as an investor as well.
