My first vendor that I did my very first vacant land deal with is now one of my private investor in wholesaling property. How has this come about simply by applying a very important practice when buy and selling property and that is meeting the NEED of both the seller and the buyer. Money that he has from the sale of his property was now ear tagged for my property deals, when I need to go long with an option over a piece of real estate he's there, for example when I need capital to add value to vacant land through a DA or resource consent my very first vendor turned investor is there with his cheque book. I need to mention also a relationship through out the sale term had been developed along with a quick sale added to this vendor becoming one of my private investors. So people who knows the next vendor you do a deal with could also be the next investor you add to your data base.
