I'm just getting started and have focused the last 6-8 months of my life on learning strategies and getting the info needed.  I'm starting to worry that I'm developing analysis paralysis and am just really having trouble making that 1st deal happen.

my fiance and I don't have much money and we're trying to make something better for ourselves.  I can't tell you how bad we want out of the rat race.  I'm a mortgage broker (and putting the broke back in broker) so of all the troubles to have, I can't get regular financing through any of the companies we work with. (figures right?) 

I'm needing a little help and maybe a nudge to get going in the right direction but I'm getting there.  St. Joseph's a small market and luckily the housing prices are incredibly low.  I'd love to hear ideas/success stories about getting hard $ or private financing for the 1st deal and if you jumped in w/ both feet or slowly took steps.

I'm realizing that i'm probably going to have to start w/ wholesaling due to my lack of seed capital. but i do own 1 rental property now.  My best friend for years has some construction background and we'll start considering rehab once there's some capital in the bank.

What is your investment strategy?  Buy & Hold, Rehab, Wholesale?
