I know a lot of the good ol boys that invest in mobile home parts...one of the main concerns I have is ive seen some counties that have grandfather clauses that state you cant have a certain amount of mobile homes on one plot of land depending the zoning regardless of the amount of room you have. Of course this will differ from state to state. With my properties I am very bullish on having a system. With a lot of mobile parks the utilities can be paid by the owner instead of the tenant. But from a cashflow standpoint in NC anyway mobile homes can be found dirt cheap and have great potential for cashflow...the only thing that is up in the air is your exit strategy...I always ask myself.."who is going to want to purchase this from me for x amount"....if you not embarrassed by your offer it isnt low enough.
