At our September meeting for the Northern Worcester County Landlord Association we thought it would be fun to hold a survey to see if the fact that we are landlords had any affect on how we would be voting this year in the presidential election.

We asked first of our landlords would you be voting for the John McCain/Sarah Palin, or the Barack Obama/Joe Biden ticket. Then we also asked if their vote would impact them as a landlord. After answering "yes" or "no", we also asked them to comment on "why" or "why not" their vote had any impact on them beings landlords.

Of the 40 plus members in attendance, we received 24 ballots from participants. Of those ballots we received 50% who had comments, and 50% with no comments on if their vote had any affect on being a landlord.

I thought it would be fun to open up this same survey to our REI.com community to see if there were further views on the subject. Again, I am not filtering, skewing, or slanting the results towards one party or the other. My interest is to see if your vote is impacted by you real estate involvement and if so, what those issues might be. All are welcomed to participate. All views, comments, and opinions are welcomed.

So I am opening up the floor for discussion and debate. How does the presidential election affect you as a real estate investor?

Here were our survey questions:

Who are you voting for?
___ John McCain/Sarah Palin
___Barack Obama/Joe Biden

Does your vote impact you as a landlord (real estate investor)?
___Yes
___No

If so, why?

Here were our results:

Who Are You Voting For?
75.5%        John McCain/Sarah Palin
17.5%        Barack Obama/Joe Biden
7%             Undecided

Does your vote impact you as a landlord?
Yes   34%
No    66%

Democrat “Yes Landlord Impact” vote comments:
“I need the government to support the programs that will provide funds to the tenants so they can pay their rents.”

“Job creation and better low-income funding availability with the Democrats in office.”

Democrat “No Landlord Impact” vote comments:
“I’d be more concerned at the state level having an impact more than the federal level as far as the state level passing laws that affect landlords.”

“Bush – Clinton – Bush. 20 years is long enough. Time for anything different.”

Republican “Yes Landlord Impact” vote comments:
“Tax liability vs. Section 8 vouchers.”

“We will have higher taxes with the Democrats in office.”

“The economic situation.”

“I will not vote for any candidate that wants to raise the capital gains tax.”

“Obama will be very liberal and will enact lots of “welfare” programs and other pro-tenant laws.”

Republican “No Landlord Impact” vote comments:
“My vote is based on their opposition to abortion and gay marriage.”

“Maybe.”

Undecided “No Landlord Impact” vote comments:

So, a couple days later now, about 35 to 40 people got to see my political views and I didn't get to see anyone else's.

You know the old saying:

Hear No Evil
See No Evil
Speak No Evil

Sigh....     lol, at myself.

No Sweat Joel,

I figured most folks would kind of look and see what happens on this one. There are no right or wrong answers on this blog post. Just curious to see if us real estate folks are swayed one way or another from being property owners. How about that debate last night, eh? You betcha!!

Hmm?  why am I the only one to out myself about my political views?   Perhaps everyone is fearful of being judged for their views.  Maybe it wasn't a good idea for me to share so much.   Oh well, I guess I'm kind of an open book on views I believe in.

I'm sure there will be higher taxes with both candidates.  I think Obama will raise taxes more than McCain as a whole.  Some people like my best friend supports higher taxes, thinking it helps the economy more.  I'm of the frame of mind that people can better spend their own money more wisely than the Government.  So while I acknowledge some social programs can have positive impact to some degree, I think the social benefit doesn't return enough ROI for the costs to be justified through forced taxation.  I feel most social programs should be outside of Government and often run through Churches and other non-profit organizations.  Tax less, and allow people to be more generous on their own.  Perhaps give more credits and larger deductions for charitable giving.   But please don't let Uncle Sam decide where more of yours or my income should go.  This includes both traditional income or capital gains income.

In summary I would like to see smaller Government with the exception of a larger and even stronger military.  I don't wish for wars, but I feel there is some truth to the perspective of maintaining or keeping peace through strength.

I'm not aware of how either candidate will effect land lording or real estate investments.  I think both sides have some strong arguments in that area of debate.  I think that area becomes more of a perspective issue based on how you view the governments ability to control inflation while increasing and growing the economy, all the while increasing job growth or at least preventing job losses.

Of all he issues up for debate, two issues concern me the most.  The first is National security.  Without strong security all the other stuff in my opinion won't make much difference no matter what we feel about domestic issues of all types.

My second leading issue to me is the always heated and controversial issue of abortion.  To me Abortion Trumps all other issues except National Security for the reason I just gave in the paragraph above.  No matter how much I like or don't like any candidate or his/her policies and perspectives, I will always and only support candidates who are on the side of Pro-Life, or what I like to also call it, Pro-Choose Life for the innocent Baby.

I respect everyone else for their opinions and views, but this is just where firmly I stand.

See you at the voting booth!
Joel
