Hello REI friends,
I've been a little scarce on the RE blogs lately because of some exciting progress in our search for 100+ units in prospering markets. This has been an all-time-consuming process and we're covering a lot of ground. Deals are coming in and once again I'm calling on the social network community of like-minded RE souls to rise to the occasion.
We needed your help once before at our Florida property and many of you stepped up, did drive-bys, checked the market and gave us the eyes and ears we needed to make the right decisions. So I know this will work. In fact, I have already made a handful of contacts through this site already in the target markets we're shopping. I want to thank those folks in advance for already being in the game.
If you are local to North Carolina, I'd like to connect with you in the "real world" to discuss our plans and how you might be a part of the big picture we have of owning apartment complexes in your market.
We are looking for a few people in each market that we can establish a relationship to have a better market snapshot from someone "on the ground" looking around at some the the deals we are finding.
This could lead to a commission or a slice of the pie depending on what deal comes to the table.
We also need your referrals of local talent to help build the team. So if you know one of these people local to the market and want to give them a plug on this page, be my guest.
These are the team members we are looking for:
1. Real Estate Lawyers
2. Real Estate Appraisers
3. Local Commercial Lending Institutions
4. Local Licensed Contractors
5. Licensed Building Inspectors
6. Local Commercial Apartment Brokers
7. Accredited and Certified Property Managers
... And of course you if you think you could benefit from learning how we do our deals. Looking forward to meeting those who take action.
Hope to give you some updates soon on what we have going on.
I also like to share what I've learned and I do have a recording from when I spoke at the NWCREI about prescreening tenants to share with you if you are interested. There is a link on this page in the right hand column about half way down.
http://www.bhbgroup.com/pages/links.html
It runs for about an hour and I use the article on pre-screening that I wrote in a previous blog to walk the audience through the process. Hope you find this free resource helpful to your buy & hold strategies.
Looking forward to doing some deals and finding out more about you. Leave some comments, tell me what you think, and grade me if your feeling generous today. Thanks again REI.com for your continued support

Hi Brian,
I'm right outside of Charlotte (20 miles) in SC. I'd be happy to help you with anything you need in this area. I'm wholesaling right now, but I hope to get into other areas & I know your experience & advice would be invaluable. I also have several deals in Florida that are new construction you might be interested in looking over. I JV with a broker down there who works with developers with excess inventory and the deals average $.52-$.55 on the dollar in large quantities. He can also check out properties you're interested in. Just let me know if I can do anything to help.
Hi Brian,
I'm new to realestate investor, but am very excited to be a part of this group. I can totally see the power in it just from your posting!
I am in the Hickory area, about 1 hour+ north of Charlotte. I haven't looked into any apartment complexes yet, but that, too was one of my goals for this year. I am just ramping up a marketing campaign to get my wholesaling business going, but am very interested in apt complexes.
If there is anything I can do with MY feet on the ground, I'd be happy to do it.
I am a member of MetrolinaREIA in Charlotte. Just joined a couple of months ago. We had a meeting last week that Pete Youngs, the Rehabber, was at. In any case, the guy that many of the members use, ( I have not - I use Broome Insurance locally) is Larry Hale Insurance. We use a RE attorney here in Hickory. Again, not sure that's really going to help you. His name is Tom Hannah. A lot of the Real Estate brokerages use him. That is who referred me to him.
In any case, anything I can do to help, feel free to contact me. My cell phone number is 828-514-9855
We have a few deals on the table that are looking better. They are B and C type properties, and the market looks good.
You made my day a little brighter, thanks again.

Just wanted to give you a point of reference for BRAC. Here is the link for the BRAC Regional Task Force.

There is a video down on the left side of the home page that gives good info. Have a great evening!!!
I am local to North Carolina. I live in Fayetteville (Ft. Bragg), NC. Our market is on the grow as we are expecting 30000-35000 people in this area due to BRAC (Base Realignment And Closures). The Army is moving the headquarters for FORCOM to Ft. Bragg from the Atlanta Metro area.
There are a few apartment buildings for sale in this area. I am a licensed Real Estate Agent as well and have all the connections you asked about as I used to be in Property Management (5 years). If I can help you or we can come together on various projects. Please feel free to contact me at 775-200-3405 or 910-884-1273 or 910-848-2900. I hope to hear from you soon!
P.S. I'm only an hour and a half from Wilmington also!!!
