Equity Partners / Silent Investors

We are always seeking equity/silent partners for deals.  We currently have four other deals we are reviewing:

We purchase properties "cash" rehab them and seller-finance with the express intent of selling the Mortgage Deed (note), at close.  Should the end note buyer require seasoning of note - note is held for (12) months - cash flow min $650.00 month for (12) month hold = 7800 pre-tax cash-flow - post tax cash flow equals a min of $6105 or $ 6717 high.

The partnership fees are purchase and repair/rehab cost only.  Holding cost & other such fees are not factored in as a result of end buyers usually in place.

There may be additional cost being that these are preliminary numbers. However, any and all cost that exceeds 5k of partnership fees our company absorbs said costs.

I work direct with a re-hab lender

I don't know if you need or could use my assistance but this is how they do it.

re-hab investor credit score has to be 640 plus and they have to have 20k liquid funds available and or 20k available equity.

the company will provide the cash for your rehabs on a ongoing basis.

for instance, one client had a total of 8 property's totaling 300K needing re-hab finance, got them in with 60k liquid cash and provided them with the 300k to pusrchase and rehab all the property's.

I work direct with the company that will finance 100% on jv/equity-partnership.

Also work direct with another company that set up clients business corporation with strong trade lines a 80 plus D&B paydex score and repair clients personal credit at the same time in 90 days.
