Self Storage Case Study
There is so much interest in Commercial Real Estate from previous Residential Real Estate Investors. Many have decided to make offers without getting the property approved for financing. As a result, many are losing earnest deposits due to the inability to secure financing at contracted price or accepting unfavorable financing terms with the intentions of refinancing in 2 years.
Because of our marketing efforts we have begun to help many Investors to avoid the aforementioned issues. Here is a Case Study from one of our latest deals:
· Purchase
· Self Storage Facility
· 4,000,000 Purchase Price
· 75% Occupied
· 650 Units
· NOI- $338,520
· Cap Rate- 8.4%
· Seeking 75% LTV
· Earnest Money Requested- $25,000
After we created the loan package and submitted the deal to our 100+ lenders nationwide, within a matter of minutes we were able to provide to the prospective buyer the financing available. Here is what we discovered:
Max LTV- 50%
So our borrower would need to have the purchase price lowered or be willing to contribute more equity at closing. Our borrower was unwilling to contribute more equity so he presented this information to the listing agent and seller to negotiate the price.
Results:
Ø The purchase price was lowered so the buyer could obtain the desired financing
Ø The buyer did not risk any earnest money to later discover this issue
Ø They negotiated a much better price from the seller with Underwriting Analysis to support.
Ø After negotiated price we were able to pre-approve 75% loan to value with 3 lenders.
Ø We will close this transaction faster because we already have the preapproval.
Winners:
Buyer- Purchase property at the right amount to secure financing
Seller- Will close this deal and receive proceeds sooner
Realtor- Commission is assured and will receive it sooner.
Us- Our fee based services saved the buyer a lot of money; Assured the seller of close of escrow; Realtor commission is assured; we earned 3 new clients for our services and loan placement fees from the lender.
