Hi All,

My market area of upstate New York has, as whole, held up fairly well against the residential downward trend. However, there are some excellent opportunities for buyer/investors in three areas.

First is the foreclosure market. There are deals to be made here where you can attain instant equity upon closing. In many cases the properties in question require little or no work & are in live in condition.

Second, my office is directly in an area that is beginning an upward trend. There are corporations that have and are about to move branch offices here. For example, anyone hear of Cool Insurance or Marriott? Warren County Airport is now becoming a hub for the private jet plane set. Four new hangers are being built to accomodate the increase of activity.

Last but not least, is the market of luxery rental apartments. The reason this is interesting is because  there is a population of folks who have money $ to spend and are not interested any longer in owning their homes ( it's the " been there done that" crowd). This opens up a terrific opportunity for anyone investing in multi-units to really do very well.

I strongly encourage those of you seeking really good development opportunities to contact me. I'm geographically located in a beautiful part of NY that has famously been the playground of vacationing people for 140 years, and been historically significant since before the Revolution.

It's always good to be proud of the location where you both work and reside  in.  Sounds like some real investing opportunities are just waiting for some smart investors to snap them up.
