Made about 60 signs and managed to get them all out, mainly in the area I see investors buying. Which is roughly between the 2 houses I already rent out. Kinda pissed I didn't get to hear the end of Precourts Shortsale Blueprint but had to put out signs and help out a FIN,(friend in need). Actually, I'm trying to keep my main focus on learning to wholesale as I'm pretty desperate. I want to buy more houses but I'm too much in credit card debt. One card I was counting on has a "lock" on getting any money out of it. Oh well, I know its time I learn this aspect and I think its a good time because I haven't seen as many wholesale deals coming across the boards in my area. When I put out my signs there were hardly any other ones out there, definitely no hand made ones like mine. My first call came in last night from someone who is already trying to sell his house with a Realtor. Not sure what to tell him, call and tell him I don't work through Realtors as I'm an investor? I know I definitely need to call him back, and at least prequalify him, and get more experience talking to sellers. I read about some crazy stuff Azam Meo was having his students do, but I can see how after that, talking to sellers would seem a piece of cake. I mean jeez, with all the blood and guts I see in my regular job this should be easier. Gotta get out there and DO IT! By the way, becoming hooked on Tim Mai, that guy is so sweet and I've found stuff by him that I've looked for and not been able to find. Thats on Tim Mai's Hub- extremely helpful for us beginners. In the meantime, just got a loan through so putting it into marketing, getting some magnetic signs for car doors and still need a flyer. 2 rental property rents came through the last owes $250 by Friday. This is the reality of landlording for me, its strange having to rely on other people to make my bills.
Continuing to watch WHFAL course while waiting for my next course to arrive in the mail. I have my handyman watching the Pete Youngs Rehabber course although I'm trying not to buy any more houses until I wholesale at least 10 deals.
Getting my office better organized is a priority. I have someone coming over to do more filing tonight while I meet with another investor.
I'm off to look at a 40k house,4br/2b, where everything else goes for 60k and above. I wonder if this is something I could wholesale?

Just because a home is listed with a realtor doesn't mean that you shouldn't look into it. If you decide not to purchase it, have the seller keep your number, and give you a call if his listing agreement expires. Also, find out when the agreement expires, and give him a call shortly before the expiration date to find out if the property has sold.
