I lease optioned a house in Cary, which is about an hour away from me. It is a growing town just next to Raleigh NC. I have never had a house there and it's all new to me. New people, new attitudes and a much higher price ranged houses!
I've packed my bags and moved over in the house while I work on it. It shouldn't take too long to fix up (it's not too bad). I put an ad on www.craigslist.org and already people are interested in looking at it, even though I'm not finished painting and fixing small things. I started last Monday with the worst of the worst things in the house and have been working from the worst to the least as I go along. That way, when people come to look at it, they may want to finish it and I am done!
I have someone coming on Monday to look at it, so wish me luck. After this... I want to take a vacation!!!! (acutally, I have another house in mind already... but a mini vacation would be nice!).
anyway,... I plug for Craigslist! That site is a great FREE advertising place! It's also great to find deals for rehabbing, also!
Do YOU use it for advertising?
I also have used www.zillow.com for comps in the area. I found that zillow is a little high MOST of the time, but a ball park can be found and you can see a list of houses around your house that has been sold recently and compare the price difference in the actual amount and zillow's estimate. I am using that figure to set my price for my house. Have you tried it?

Aree 100% about zillow, a tad off the mark in some areas, but still for free you cant complain right?? Craigs list is great. I have had tremendous success with it. Found 3 tennants in 72 hours, but I will warn as its popularity grows in certain areas it becomes more of a game to deal with the sheer volume. I have found our area went from a few hundred in the RE section to many thousands in three years..... all in all persisetence pays with the site- you must be dedicated to keep updating ads even when there is no response or keep tweeking it.... but be careful not to violate the TOS (terms of service) or they will black ball you......
Good Investing!!
