Thanks again for recently joining the Real Estate Investor.com community. This is a great place to be with seasoned experienced RE professionals willing to devote some time and effort to sharing their experiences with folks who are starting out in RE. It is a real life "paying it forward" community to like minded souls who have been there, done that, and are learning even more every day.
I'm not selling anything. Nope! So let's have FUN!
I am inviting you to take part in this viral community devoted passionately to real state investing. Jump in and be apart of the flow. Ask questions - Post Blogs - Join and Start Forums! Everyone benefits from this passage of this knowledge from the pro to the beginner. Under the "Education" tabs you can learn about the different RE investment strategies to focus on your targets for gathering information. This will help you connect to those specialist with the same interests as you.
This is a pretty big site once you take a browse though it. As a user observation, the Blogs get used for all sorts of topics. And yes, a few ads occasionally work their way into the blogs - but you may find the deal you're looking for there too. You also have the option to grade to give points to say "thanks," or grade poorly to say "no thanks."
The forums are the best place to accelerate your knowledge on specific topics. I encourage all to take advantage of the open community here. You will find answers by asking and digging a little deeper. I am asking both the experts and beginners to participate so we don't always hear from just a few of us. Give out a shout!
From your personal dashboard you can post bulletins for events or other notices. This is also a pretty common place that I've seen deals posted too. Again a few ads find their way in too.
And by all means - BUILD YOUR RE NETWORK! I have met MORE qualified RE connections in here over the past month than I have in the past year of RE investing. I am absolutely confident that I will find the influential key players of my next deal in here. I have already met people I plan to contact when I get there.
And I found them by checking out their profile pages. Please take a moment to make your profile more attractive to the services or deals you are looking for. It's the law of attraction - put it out there. A photo or two would be nice too. You even get site points for uploading them. Some of the profile pages look pretty snazzy, and some of them lack information. Come on out there and get creative!

Thanks for sharing your experties, really appreciated. I am new to the area of wholesaling and wanted to know what are correct forms to us when putting a property under contract, Is the a sample form to follow to make sure bethe forms are completed correctly. And what do I say to a title company when submitting the purchase & sale agreement , How do I know I'm choosing the right title company and is there a fee to submitt the form?

to ask are there any type loans out there that can help me do this?
If so, what are the terms I'd have to meet because I have no savings
except what I may earn doing Bird Dog deals for other investors.
Currently, I only rent a small room in an older house.

Thanks for your welcome! Since I'm a "newbie", I have many questions which you or someone else may be able to help with.
1) I am understanding, that in one way or another, any property may be assignable. Whether it be pure, or selling the LLC that has it under contract. True or not?
2) Along the same lines, can any property be wholesaled. Whether it be occupied by seller, REO, foreclosure, pre-foreclosure, short-sale, commercial, etc?
3) Has anyone, newbie or veteran, ever been able to assign a contract without first having a buyers list. And without knowing the end buyer first just by marketing the property? And what is the best method to accomplish this?
4) If I located a property in another state, and my LLC is registered in Colorado, what do I need to do to before generating a purchase agreement?
5) If my husband is not part of my LLC, and he locates a property, can he use one of my purchase agreements and write a personal check for the earnest money, or I write a personal check, or does it have to be a check from a business account from my LLC?
6) In attempting to create a buyers list, is there a specific wording which would attract potential investors and would anyone be able to spell that out for me?

Assigning mortgages. You need to review the current loan documents on the property you have in mind. Some loans are assignable, some are not. It may cost a little extra to assign the mortgage but the first steps start with reading the paperwork docs for the current loan. Then you can always ask the lender to see if this is something they will consider. happy hunting.

Just chiming in. I do not have a sample contract I use for contractors I use on my buildings. I always look for referrals from other landlords, get three quotes, and make sure I have a start and end date for each project.

I am not affiliated with the web site, I am just a member like you. Not sure what web site you are talking about or what you paid $3495 for? However, if you feel you have been wronged, you do have recourse by issuing a 30 Day Demand Letter (M.G.L. c. 93A) through the Consumer Protection Act. You can Google this for more info as how to write such a demend letter.
I am going to post a blog on this that may help you out.

A great place to be. I am just starting on a ne adventure, retraining myself. I do own rental but am going to work smarter. Lets start with questions dealing with contractors. Do you have a sample contract you would share with me?
